What risks do I have if I rent my timeshare?

If I rent my timeshare to someone else, what happens if they damage the unit during their stay? Am I responsible for the unit while they are renting it?

Yes, as an owner, you are responsible for any damages that may occur by a renter. That's why it's best to have a rental contract stipulating that the renter is responsible for any damages.

All resorts request a credit card number by everyone checking in, however if any damages occur to the unit the owner is ultimately responsible if the renter refuses to pay.

So, how does one go about securing a legal rental contract that covers the renter?
