Accepting "deedbacks" (and collecting the mandatory $900 deedback fee) is simply easier (and more profitable) for Westgate than having to conduct foreclosures. Moreover, with Wyndham and Diamond having both instituted "deedback" programs, Westgate is now (probably reluctantly) basically just catching up and keeping up with the current practices of their competitor second tier "chains".
