First and most importantly, do not use any of these companies that claim they can cancel your timeshare. If they're not a scam, then, at best, they're going to charge you thousands of dollars to do something you can do yourself.

As for your other options: You can stop paying maintenance fees and let your unit go into foreclosure. The negative effects are that you will likely face a bunch of annoying collection calls and letters. There is also a slight possibility that it will affect your credit score and history.

I don't know how much you owe for maintenance fees right now but if you bring them up to date, you can try to ask the resort's Homeowners' Association if it will take your unit back. It won't take your unit back if you still owe maintenance fees.
