The Manhattan Club is very nice, in a great location, and you can feel comfortable bringing a few friends there. I own two flexible weeks, and for the last three years, I have been unable to book a room when I need it. Folks book things 6 month to 1 year in advance, and the MC holds a few rooms and makes them available on the open market to non-owners. That part of it stinks. I live quite a distance away, and I can't always plan 6 months in advance. That's the downside for me. Often there are last minute cancellations, but the MC won't tell you where you are on the cancellation list. I suspect if you are able to walk in you have a better shot at finding a cancellation.

I feel for you, Donna. I am so outraged with the maintenance fee! Can you imagine what it will be in 10 years? We're trying to sell points that we bought at another gold crown resort. We've heard that we can get maybe only 2-3 cents per dollar. We bought 46,000 points for $11,000. CAD. We would never recommend buying into a timeshare. In fact we advice people to use their money in other ways.

What ever happened to the gentleman who wrote on this site many times? He was very knowledgable and I read that he won a seat on the board. One of the biggest thing I regret in my life, is that we bought points and 2 timeshare weeks. Why aren't things with the timeshare industry considered to be against the law? I guess I know why, they"ve covered their tails.

Hi Pixie, Do you own at TMC, I only ask as TMC does not sell Points,All weeks are Deeded weeks, you can get RCI points by turning over your deeded MC week to RCI for 3 yrs and paying a fee, What resort do you have the pionts thru? as on tug there or forums on how to get the most out of your points Howard

If anyone has had enough of the high maintence costs that the Manhattan Club charges, please get in touch with me. I am gathering people together to follow through with a class action law suite. The time share is worthless, can't give it away and the price they charge for maintence is out of control, you can stay in alot of places in NYC for much less.. jimmy55@optonline.net

We bought 1 1/2 years ago, before we moved into Manhattan full time. We have been TOTALLY dissatisfied. RCI is a waste, MC is a sham. Is there a class action? We would join one, MC complete rip-off. Looking to sell, will take a loss, but don't want annual fee. Have found only rip-off artists out there who want fee up-front, won't bite that apple...

Class action has been mentioned here before, but nothing has happened. I see in TimeSharing Today that some places do file class actions suits.

put me on the list of people who were:

1) sold their unit based upon fraudulent representation ... availability being the biggest, but when i bought it was inferred that i could use the week either for occupancy OR points for trade in.

2) ridiculous maintenance fees 3) went to use the week with several months left in my year and was told it wasn't available and i'd lost the time.

I am so sorry that this has happened to you too, Gerry. I don't know if it's any comfort, but many of us have been foolish and fooled. We are part of a very large and disappointed group of people.

Dear Mr. Cuomo:

We purchased a timeshare biweekly unit at the Manhattan Club, Seventh Avenue, New York City approximately 6 years ago. In the past we had been able to book our days one at a time or however we chose and had no problem. But this year we have been told there are no days for us to book. We have been trying to book a day or two every month for the whole remainder of 2007 and have been told there are no days available. They claim they are renovating and have rooms that are down and not useable. Yet if you go online to the websites of Expedia or similar sites, the Manhattan Club is available for rental and promotions (which the Manhattan Club itself is offering). There are many other owners in this same predictament and not able to use their week and are considering filing a Class Action lawsuit. The complaints are piling up on the Redweek Forum under the subject of Manhattan Club. The owners are also trying to get a petition signed by all the disgruntled owners and present it to the Board.

We don't understand how they can get away with allowing strangers to use rooms that we as owners cannot use.

I am writing this letter in the hopes that there might be something you can do to look into this matter and get to the bottom of it.

Yes, we have been angry for years about this. Nothing like riding up in the slow slow elevator with other owners and watching the hapless newbies getting off on the second floor. Buy mine! I want to yell.

The thing that makes me most angry is how the maintenance fees literally did a gigantic jump a few years ago. We own even years and were able to rent two years ago and are trying again this year. I will also send a letter to Mr. Cuomo. The thing is, we cannot get a list of owners and I'm sure many people don't know about the forums.

My wife and I are in the same situation. Buying into the Manhattan Club has been one of the biggest mistakes we have made. The entire package was misrepresented by our saleslady. For what we pay in fees for one year, we could easily find accomodations that are cleaner, more friendly....and....we wouldn't have to wait until 4PM to get in and out by 11AM. Is there anything that can be done????

Philip and anyone else out there, if you figure out a way to do something about this, please post it. Once you buy into this millstone, it seems there is no way out. You can't GIVE this loser away; we tried to donate it but even the donation sites could not find a buyer and we were stuck paying the outrageous "maintenance" fee for yet another year. It was a huge mistake.

and sign up. hopefully there's an eventual way out.

We rented our jr. suite even week to 2 parties(split the week) 2 years ago for $1,500. This year we rented to a man from CA. for $1,400. He said he was thinking of buying, but said " why should I when I've been able to get a week, 4 different years for less than the maintenance fee.?" I rented the week using Redweek.

I am going to the site now, re: the class action suit. Remember, I believe the MC reads this site, but I don't care if they do.
