You should speak to someone who knows about it. You can rent the property out or sell it but don't just give it away. I'm sure they paid quite a bit for it and wanted you to receive it without alot of paperwork after they passed away. Find out what fees are involved keeping it and try to rent it as you normally would get good income for that. If you don't want to deal with it then sell it and take the proceeds. I think they were probably trying to do something nice for you.

You would need to add him to the deed I believe which would cost $300 plus

Not enough information, since there is no indication whether this is a deeded ownership or some form of points / club membership. If it’s deeded ownership, a new deed will need to be prepared and recorded to lawfully effect an ownership transfer. If it’s a points / club membership of some kind, contact Vistana to find out their internal procedures for transfer. In either case, please first make very sure that your son actually wants this particular new financial responsibility and burden at all in the first place.
