After 5 years of attempting a 3 bedroom at branson, I had a visit with another insurance salesman who was about to retire and sold surrey to him for $500.. the new owner woujld pay the maintence fee of $848. His son also was excited about the inter. int. membership that comes with the purcdhase of this timeshare and was looking forward to the special prices on a cruise. I must have had at least 4 to 5 phone calls per week the last six months asking if I wanted to sell this unit. Of course, they are wanted money up front. a different slant was a realator, (he said hewas) advised they do not want money up front, but $1,900 for closing costs. I advised him that a transfer agent in Branson charges only $450 for complete closing costs. The realtor would not leave his name or a phone number. so be careful for this scam. if you are lucky, would attempt to find someone about to retire and are looking forward to traveling.

The first rule is never pay anyone any money upfront to take your timeshare. They will take your money and still not transfer the title out of your name. The only thing that will be gone is your money. First try calling the timeshare and see if they will take it back on a deedback. You could list it at the bargain basement price at this site and others. I would never trust anyone claiming to take the timeshare for a fee. There are scammers out there preying on people desperate to rid themselves of never ending mainteance fees.

Never, ever pay any entity an upfront fee to list your timeshare for sell or rent .... all they want is that fee. Hilton has a good reputation .... if you price it right you can just as well sell it yourself here on Redweek, however you'll never get in return on the resale market what you paid a developer .... you have to price it competitively in this economy.

If they want you to pay $998 to sell, tell them that money will come out of the proceeds of the sale and no other way.

Watch how fast they come up with excuses why they can't do that.

Do NOT pay anything up front. Tell them to take their fees out at closing. If they refuse, they are probably trying to scam you.

Never pay an upfront fee to sell a timeshare. Try listing it at a bargain basement price at this site or others. They will promise you anything to get your money upfront and then they disappear with your money and never return your calls.

wOW, AFTER 14 years of timeshare ownership, sold one last year for $250, and a 3 bedroom this year for $750. both advertised on Red Week, The 3 bedroom, I paid $15,500 12 years ago, and sold it for $750. I will not have to pay the $875 maint. fee for next year. that is the good news, after all of this time, The sales team of Timeshare Concepts was very good, (had been in the hosp;ital for 8 weeks for a hip problem and I fell for the up front fee of $750.) I contacted the BBB and they were very good in my complaint with TC. However, even when they were downgraded for a A rating to a B rating, the manager did not want to refund my $750 in order to keep their A. rating. . the contract reads that TC has 18 months to sell it. I doubt if I would receive any money back Nov. 1, 2013.

Whatever you do, DO NOT PAY UPFRONT ANYTHING! Reputable resellers will take your payments from the Closing settlements--they don't need anything up front.

After attempting t0 deal with all of those phoney salesmen I found a family that was about to retire from the insurance business and wanted to do some traveling. I sold him and his family the 3 bedroom at Surrey, branson. the maintence fee of $850; would be due in december and would receive 244,000 points as a result of the purchase. the total price that included transfer costs was $1,000. I must have received a dozen phone calls that had up front prices from $750 to $4,990. All of the agents attempted to tell me how much the transfer costs, and escrows, etc. Wow, what a bunch of crooks in the business. there are legit transfer agents and I use theone in Bransons. so suggest to advertise locally to families that may reture soon and offer at rock bottom price. by the way, I paid $15,500 for the 3 bedroom unit 10 years ago, however,we have enjoyed taking the family there and having separate bedrooms

I'd love to hear just ONE sincere success story and how it was accomplished! I am trying to rent over Thanksgiving it's a great resort in utah. I have had nobody interested did I do something wrong? We can't us this vacation due to family illness and really need to rent this I don't know where to turn?

I have just rented Marina Fiesta resort in Cabo. I have a master suitte/lockoff/ 2 junior suittes. It was within weeks of posting. But it also has been weeks of waiting to hear from clients for my Villa Del Palmar/Vallarta. Sort pf a mixed bag.

I just rented my 3 bdrm timeshare in Cabo for $2400. That more than covers maintenance fee and our airfares to Cabo for our vacation. We normally use two different 3 bdrm timeshares we own in Cabo...every year, back to back but due to a snafu, accidently booked them a week apart (one is an immovable fixed week so it was booking the second one for the wrong week that created a problem since we did not want to go for 3 weeks). How did I do it? Word of mouth is the best way . I called a friend who had been a guest of ours at the timeshare in a recent year ..and she called people she knew who might be interested. She could "testify" as to the beauty of our place, the time she had had there and the bargain it was at that price for a week. Got TWO people interested and we heard from another friend who also had been there herself expressing regret that the timing was bad but was interested in the future to rent it. I think one key to renting is having contacts with folks who travel, and in this case need a bigger unit for family members. We bought two timeshares which are bigger than most and thus we are not in competition for rental customers who could use a studio, 1 bdrm or even a 2 bdrm but HAVE to have 3 bdrooms or even more... There are fewer of them, and the renters expect to pay more than we can charge. Our places are penthouses ..top of their respective buildings with 3bd , 3bth, full kitchens, dining area, decks, hot tub/jacuzzi on private deck etc... We know that when we sell, we will lose a lot but by renting when we can (once we got $4000 for the week), we can mentally deduct the profit from the equity we put in and gradually offset that.

what can I do with 2 weeks with RCI for a 3 bedroomed that need using by end Dec 2012?? I can't use them

You may be able to "carry over" your RCI week for a small fee. It may be worth it. Call RCI. If its Your week at your resort you can rent it but if its banked already, i believe RCI will not approve your renting it out to someone.

Trying to rent out timeshares in Cabo is not too bad since of all the places in Mexico, Cabo has a good name and networking is the key. Referrals once people have been there is great. Mexico does have a bad rap, people have to realize that if they reported all the crime in a major city, no one would go there either. We have been to Mexico four times and never had a issue. We do not do much night life or bar visiting outside of the resorts. I guess it depends what you check out. Like anywhere, you have to watch your back. What \i find is alot of friends who may want to use it are threaten with the idea they will have to sit through a timeshare meeting. some resorts do not let you check in without signing up to attend a meeting. It is unfortunate that some timeshares do this and not give you a choice.

Once you rent out your place a couple of times, referrals will come. It sounds like you may own at the same resort we own. It is beautiful, quiet and have a choice to find noise or night life by going to town if you choose too.

We own at three resorts in Cabo. We sold our Solmar unit after the horrible way they destroyed the lovely old resort (tearing down our unit) while lying all the time about what was being done and the consequences. Yes, Cabo is very safe and there are beautiful beaches...and weather ..and of course, the opportunity to see whales and other wildlife. This last time we saw iguanas, a sea eagle, bats, whales, beautiful birds, and close up..a lot of turkey vultures(!)..!

We own a junior suite in PB, were in the larger one that has the shuttle to town. From what I here it is fairly popular in Cabo. Thanks for the support for Cabo being a safe place. It helps us that are trying to share the beauty of the area.
