We all have had the same experience with Club Land Or. They lie to you at the time they are selling you a time share and then the bills start coming in. I know that the sales person lied to me. I was scammed just like everyone else. Has anyone every attempted to have one of these sales persons called into court to testify. I'm sure they don't stay at Club Land Or long and/or are not loyal employees, not if they are treated the same as the members.

As an FYI- there are 2 General District Court Trials coming up in Henrico County. One is on Friday June 1 at 11am where CLub Land'or is the PLaintiff. The Other is on Monday July 9 at 11am where Club Land'or is the Defendant. These are posted on the court web site and can be found by date or you can call the clerk of the court.

In the case where Land'or is the plaintiff, can you tell whether the suit is being brought by an individual or a group? We are interested in joining a suit.

We have been approached by Land Or. They want to take back our weeks,albeit letting us use our remaining 13 weeks of vacation, but we would not be required to pay any maintenance fees or special assessments ever again. For this they want $9,000. Has anyone else received this proposal?? We of course are wondering if this means Land Or is going under, trying to separate the owners from the organization in order to sell out or dissolve the organization. We declined, feeling as though they will come back with better offers in desperation. Who knows???

To Koookie51 - If they are letting you use your remaining 13 weeks, what do you mean by "they want to take back our weeks"? Not knowing the amt of your maintenance fees, sounds like you are just paying for the 13 weeks up front (with a discount). They offered me no additional fees as well if I paid my weeks in full but I had over 30 weeks remaining @ a little over $1000 per year = $30,000. I also declined for several reasons including the cost and the idea that the 30 weeks may not be available if they are in financial distress. Got a notice and they are taking me to court in July for about $4,700. What's your status - did you quit paying?

Found this site while looking for info online. I read through this and other threads . Some angry people here, so don't bite my head off. We've been members of Club Land'or for 25 years and bought in northern Virginia. We know good people who work at the resort who work hard. They're happy that in 30 years and through all the past recessions, Land'or never laid off a single one of them, so that tells me something about integrity about the Holts. I know that Land'or's resorts are paid off, so that would be worth what? $200-$300 million? Not bad for a couple guys out of south Richmond. We were in the resort just a few weeks ago and and saw Ron Holt. Staff says he's been there nearly all the time for the past 16 weeks, and I've met his brother there a few times, so they're not absentee owners. Sounds like they are involved. Like I said, it's just our opinion so don't get ugly. That said, we have been offered a buyout that's for charter members and sounds like a pretty good deal so we're considering it. As I understand it , it's a Land'or benefit that in effect freezes all your costs in place as of that day and you can continue to use your program into the future, which would avoid any future increases that we all know will come as the economy dictates. Anybody else offered this?

Mike 30- Have you read in the Nassau Guardian about employee issues. Look in the archives ( you will need to sign up to read but it is complimentary. I have a very different opinion from you. Are you friends with the Holt's or do you work for them, have a business connection? What prompted you to look up complaints since you are happy no employees have been laid off?

Mikej301 You have got to be kidding, right!? If this is for real, it might be a good idea that you "Really Understand IT" before you sign something and pay a huge sum of money up-front!! Do you think this "buy out option" is really only for Charter Members??? When you were at the resort, were you in a newly remodeled room? BTW: Implying that everyone who writes on this blog is "angry or ugly," in my opinion, seems a bit presumptuous, considering this is the first time you "accidently found this blog!!!!" Feel free to comment, as I am more than curious about why you would go to all the bother "signing up" on this blog to be able to write your rave review of the resort and it's owners and then follow the posts? Yes, curious is the word.

Oh please. Several statements that you made I would like to comment on. Ron Holt has spent 16 weeks at Land'Or - why and what has been done since he's been there? The "Holt boys from Richmond" have what to be proud of - a building "that is paid for" that is almost in a condition that is beyond repairable? And what have they been doing with the monies that are being collected - sure aren't using it for upkeep to the properties OR to pay the money owed to the employees union dues/insurance/bank loans, etc. I will agree that he hasn't laid any employees off - instead they have CUT their hours to almost nonexistent but also making it impossible for them to find other part time work, and most can't just quit because of money that is owed too them. We have been "leasees" or what ever term Land'Or is using this week for over 30 years and have seen what the place used to be. Wish it was still a place we could be proud to say that we were a part of.

Are you sure we are talking about the same resort? Landor doesnt know anything about freezing costs......just inflating them. Besides who would want to use the old run down resort anyways. If its worth so much then why couldnt they sell it for the much less that they were asking?
