Can't even give them one star
They have done very little, if any, renovations. When we were there in July APEX was tearing the rooms out for remodeling but as far as I can find out NOTHING has been done, if anything more rooms have been made destroyed. Not sure how many rooms are even available now, far from the original 72 by a long shot.

yes read my old post. I sent them a registered letter about three years ago. It stated that either I would pay them $500. to take back my timeshare or to take me to court in DC. ( we had stayed at that dump once and wouldn't go back) I said That I would be happy to fly down there. They agreed as long as I signed a "non-disclosure agreement". Try it--John Parks

I have to differ with you. They have done a lot of renovating and its ongoing. Its extensive work so its going to take time and makes everyone anxious but eventually the entire resort will have a new look. The rooms that you call destroyed are probably the ones being converted to the 2/3 bedroom units with lockouts and they are quite lovely and will be wonderful for families and when friends come along. ' New' pool bar looks spectacular. Many single units have been redone and look really nice. My fave things are the french doors replacing the sliders and the new A/C units that work like individual central air.
You can see some of the new looks on their website. I am not sure what you were looking at in July. We were there last November and there were lots of changes even then. Occupancy has been down for several years and not just at Land'or so its a good time to do this work and I predict more and more occupancy. I don' think they are turning down anyone due to lack of space. So many of we long timer owners have 'grown old' waiting for renovations so we were very pleasantly surprised. I was as frustrated as anyone but trying to be positive that better late than never.
The renovation can be noisy but who stays in their rooms much during work hours unless it rains? Anyone who 'lived' through the multi year construction of Atlantis would not complain about the noise.

terrib - so you were at Land'Or in November 2012 or November 2013? Do you have pictures of these great rooms that they have remodeled? If so could you please post the pictures. They painted a few things and put up a door to close it off at night/when they aren't using it, but nothing really new. And the unit that they knocked out the doorway to has had nothing done to it. WOW Mary.....how rude can you be? Very uncalled for on your part. I have posted my share of disappointment stories over the years but complaining and whining was just not productive. We have 22 double weeks left and since we were unable to sell and were in their collections process we decided to work with them and not against them. The group to fight them turned into a monarchy with way too much drama so we proceeded on our own. There were hypocrites in the group who said very unkind things about the resort/management but still went every year and accepted favors from the staff and that rubbed me the wrong way.
We have only missed one year there since 1982 and having grown old with the resort we are comfortable there and enjoy time with long time friends we gather with each year. Bottom line It turned out that much better to work with them than go to court and spend money on lawyers,etc.

We were there Nov 2012. Airfare kept us away this November but we are working on that. The unit we stayed courtyard side near the pool was lovely. Not completely done at that time but we were very pleased with the progress. Our friends stayed marina view and their unit was also nearing completion and lovely. I can't believe you didn't see a two bedroom. Did you ask? As for the pool bar....really? I think they did a beautiful job and it really needed it. It was not done when we were there last time and I was stunned when I saw it among the renovation pictures on the website/newsletter. They also have pictures of the unit we stayed in among others as well as what they did when they made the two bedroom. Really nice how they opened up the space and modernized fixtures and appliances.
I don't need to post pictures and I don't see a way to do that on the forums. Some of the ones they have on the website/ newsletter are almost identical to some I took. Like I said earlier we especially loved the new french doors and the A/C upgrade. The new mini central A/C made our stay so much more comfortable.
Members of this forum have different issues with the resort and I am empathetic....been there. After so many years with little being done except cosmetic work we are very happy with what they are doing and look forward to seeing more on our next trip.

terrib-As in terrible? I was just there November 2013. I have pictures! The hotel is not changed. It is falling down. Filthy place to stay and I wouldn't stay there ever again. I stayed in another hotel although I am stuck paying and paying for this DUMP. There is one room that was renovated, but is not furnished. It's a ploy to get new suckers to buy a timeshare. Club Land Or is a corrupt and fraudulent company. The so called renovations have been going on for twenty years and mainly consist of new paint on the exteriors. The building is gutted on one side and there was not one person working on the property. The so called renovations are being paid for by the lessors who bought the timeshare there, assessments above $1500.00

I think you know the group I spoke of. I worked hard and did the bulk of the original data gathering and saw little progress except one member going to court. I felt 'lorded over' and ' barked ' at like military boot camp. I have held my tongue all this time but there was one too many alpha females. We were getting along fine at first but I am no sheep and when I pushed back I was considered a pariah and ignored so I got the heck out of there. There was one boss and everyone marched to that drummer without question. Knowing the outcome of some of the court results showed me that the work of many benefited one person much more than others.
Of course I cannot disclose the ones who were very vocal in their dissent about management but continued to pay, go to the resort and accept special treatment. Knowing the people well that they spoke about and about the perks they received my opinion is that their issues were focused and personal. Frankly I cannot even recall their names. If you still have my email addy and want to discuss please contact me.
I have disclosed more info than I probably should have and if some on here can't keep a civil tongue in their heads I will report them to Redweek (I do not mean you).

To all members of Club Land'or: We returned from our vacation Sunday night, Dec. 15th and received the news that there was a $2002.00 Special Assessment. However, if it had been paid by Dec. 15th, it would have been $1540.00 (30 % less). My husband and I have two additional timeshares in Nassau. The Paradise Island Beach Club and Sandy Port Beaches Resort. We have never had a Special Assessment at either of these two timeshares. Okay , thank you for that information. My husband and I are now going to set up our website to include all the documentation between us and Club Land 'or. We went to court and we will display all of our court papers . I am still so hot under the collar that after we get the website going the media will be addressed. Then we will go on to elected officials. We are only telling the facts. We are exercising our rights under the Constitution of the United States. You may or may not want to pay any of those special assessments, surcharge fees, budget fees, and whatever else they can think of because the Judge threw them out in court in our case. Every one of them ! Those fees were robbing us blind. The judge agreed with us ,bogus fees. He asked their Attorney, bluntly,"So you could charge them a million dollars?" The attorney did not respond. In our contract those fees are not clearly defined or explained in any amount or caps of the amounts So it would be in conceivable to charge people an "infinitite "amount of money. Those terms..special assessment,etc.. We're not clearly defined. So anyone signing a new contract...READ EVERY WORD, and take it to an attorney. Do not sign anything until it is explained by your attorney. Theirs will not show you those important details. So moral of this story.. Don't pay...let them go under. So far under the deep deep blue sea. If we all don't pay, and ban them , they won't get their money. They are dishonest. Hopefully we can get the website set up by the end of the year. It will be soon. We are waiting on one last paper from the our attorney.

Yeah - another win for the little guys. By the way, did they have to pay any of the fees back to you? Did they relieve you from your contract or did you want to keep your contract? What court did you go through? I know you are as relieved as I was to be done with it. Reaffirms what I tried to tell people from the beginning - quit paying. Congrats!

Yes we were able to get out of the contract. There is still some paperwork from the court we need. Their attorney has not sent it to our attorney yet. I might just have to go to the courthouse. Anyway, the trial was in Virginia Beach. We asked for it to be moved to Henrico county and the judge denied it. I did not get to testify because I had just had neck surgery , was there with a migraine and was on medication. So our attorney did not want me to testify. I was the one who actually wrote most of the letters. I felt like we did not have proper defense because I should have been able to testify when I wasn't under a doctor's care. We are definitely going to get the media involved in this. When you look at the documentation, people will not believe that this company still exists.
