Hello Dee3,

I really like the Royal Mayan. It feels very like home at the resort. I would love to own there but they only have about 5 more years to go. I hoping the Government let the resort renew their contract for another 30 years like they did with VCI. I would consider to buy then. I'm still looking at the resales at the other two in the same area, I just need to catch one that is back to back with the one I just bought. In time, when the timing is right.... As of now, I will enjoy the Haciendas.

Does anyone know? If I was to rent out the lock off unit, would 4 people be able to use or would they charge the extra two so much per day???

I am staying at the Haciendas for my honeymoon on Nov 18th(week 46?). We visited in October and my in-laws bought there. Any suggestions for newlyweds in Riviera Maya?

aliciag23: The lockoff is intended for two adults. The only way four people are allowed in the lockoff is when 2 are children/infants. If four adults are in a lockoff, then a daily surcharge is applied. The suite (the master bedroom/living room part) is intended for four adults, the whole villa, six.

So, if I do rent out the lock off and that person wants to bring another two people, they're charge $25pp per night????

If they know it's two more adults there not going to allow it. The extra people that are allowed in that lock off are only children. Now with that said they told me it's hard to enforce who is where since there's so many people around. I asked this question since my older boy will be over the cut off of being considered a child soon and we wanted to do the lock off for 3 days to extend our vacation each year.

I do think that lock off is to small for 4 adults to be honest. Good Luck

I have to add a little tidbit, our friend owns at the Carribbean and the one year we had 4 adults in the lock-off side, 2 adults in the masterbedroom and 2 adults on Murphy beds. I would not do that every year but you can get away with it. Also the Hacienda's lockoffs are a little bigger.

The above poster mistakenly took the suite for the lockoff. If you have a master bedroom and murphy beds in the living room, you are on the suite side. In the suite it is perfectly permissible to have 4 adults. The lockoff is like a hotel room with two double beds and a bathroom -- 2 adults can stay in the lockoff. But the above poster is correct in that the Haciendas lockoffs are bigger: the balcony has two chairs and a little table (the other Royals are standing room only) and a small kitchenette (the other Royals have a small, cube refrigerator only). I'm not sure what the additional charge per person per night over the limit is. Contact the Royals directly and ask.

We are considering purchasing our first time share. We are looking for a nice resort in either Mexico or Caribbean that has snorkeling and fishing if possible. The more amenities the better.

Would love to hear any suggestions!!

We just purchased 2 weeks at the Royal Haciendas in Playa del Carmen. Our first stay will be in our new Haciendas villa this October. We stayed with friends at the Sands last August and the Mayan last February in Cancun. We just love the Royals Resort group and we highly recommend any of their resots. The service is excellent and the maintenance is also excellent. I am sure you will get many more comments from other "Royals." Please post another question if you need more info.

joev26: I ditto the recommendation for the Royal Haciendas in Playa del Carmen of the Royal Resorts group. We own 2 weeks at the Royal Sands in Cancun and 2 weeks at the Haciendas. (Owners for 8 yars, visitors for nine years). We bought at the Haciendas sight unseen, never having gone to Playa before. We knew and trusted in the quality of the Royal's construction and reputation from our Sands ownership. The Royal Sands is a top rated resort in the world (according to tug2, an independent group). We were at the Sands through Hurricane Emily -- the resort endured absolutely no damage other than the pools were temporarily a sand pit. We stayed at the Haciendas this past November. Does anyone know how far is 5th Avenue from the resort? And has anyone been to Walmart????

As the crow flies, 5th Ave is perhaps a mile or two from the resort. Eventually, there will be a connecting road from the Haciendas to 5th Ave. Presently, however, you have to take a taxi or the Thomas More shuttle. As I remember it was a short trip (south) -- perhaps 15 minutes with traffic? Yes, we did go to Walmart on Saturday after check in as we stay for two weeks. The employees recommended it as being the best grocery store. We took a taxi and they drop you off right in front of the store. The pick up area is right under the store in a big parking garage. They take you right to the Haciendas front door where a bell boy with a grocery cart takes your purchases up to your villa. Very easy! The store is a Super Walmart so they have appliances, clothing, all kinds of stuff in addition to a full grocery store with a nice bakery, a meat section and deli, and a liquor store. All the main grocery staples, but it's difficult to shop as sizes are in metric and labels in Spanish of course. Fresh fruits and vegetables. As compared to Cancun, it seems there are fewer English speakers in Playa, but generally not a problem. We purchased our groceries with our credit card. The Haciendas has a mini grocery store that has basics: milk, bread, cereal, juice, soda, liquor, a logo shop with Royal Resorts clothing and stuff, snack products, some dairy and frozen items as well as other basics. If you don't plan on cooking much, this should suffice, but if you plan on preparing meals in your villa, a trip to Walmart for the fresh meats, veggies et al would be in order. The prices were cheaper at the Walmart, but when you consider adding in the taxi fare to and from, for minor shopping, it's probably not worth it.

Do you know if there will a shuttle bus to go to the other resorts from the Haciendas???

We were at the RH a few weeks ago and they do run a shuttle to the resorts in Cancun on Thursdays only. We didn't go though, the RH was too nice to leave!

If you're going to do alot of cooking I'd visit the Walmart for groceries. If you're looking for just a few things for in-between meals I'd stick with the store at the resort unless you are already out and have time to work in a trip to the store before you head back to the resort. The $$ you would save at WM is greatly diminished by paying the taxi -it's not cheap ...not to mention your vacation time! The convience store has a great selection and even though we cooked in the villa a couple of nights and had breakfast/lunch/snacks/ and most of our beverages that we carried to the pool in a small soft pack cooler, we decided we'd purchase the bulk of our groceries from the resort next time and like I said, when we go to town we'll make sure to make our trip count and purchase the rest of what we want then. We never checked it out, but there's a Sam's Club there close, too. It's right on the main road.

5th Ave. is about a 10-15 minute drive. Most of our taxi drivers could easily do it in 10!! And I believe the cost was $10 each way without the tip.

My family & I own 14 weeks at the R. Caribbean & R.Mayan in the summer. I have been renting out my weeks & exchanging for the past 7 years. I was a little frightened about the strength of those waves since having small children. We kept going to paradise Island in Nuevo Vallarta where My husband & I could sip a drink & keep a eye on the kids without actually being next to them worrying about the undertone. Can anyone tell me if the R.Hacienda Beach is quiet or just as dangerous? I would like to go back before my lease is up in 2013/2017!! thanks!!! SANDRA

The RH beach is as calm as an ocean can get, I believe that has a lot to do with Cozumel just across the way. We have a 6 year old and she enjoyed the ocean, without having to worry about any strong currents!
