I turned over 3 timeshares in 2002 and just paid about $80 to be part of their travel club. I never used them or heard from them until I received a late payment due to the resort dated 17 Sep 09 with notification that it will be turned over to a collection agency by 17 Nov 2009. I am writing the resort telling them I have not heard from the resort in over 8 years so I believe that the resort has accepted TMN as the owner so they should go to TNM for the billing. Please add me to your list and I will write a letter to GA.Larry Gallagher, larmar920@msn.com

Ron, it appears that I am not the only one that has been scammed by Timeshare Freedom, Inc., 195 E. Jarrad Street, Cleveland, GA 30528-1230, 800-579-7005 or 706-348-1405, Fax: 706-219-0054 (dba Time No More). We have two time shares in Starwood Vistana Cascades, Orlando, FL that we just don't get the time to use and the various fees have been a drain. I gave TNM $4093 to take them both off my hands, signed and submitted all the paperwork and thought all was fine until I got a call this week from the resort threatening to turn over a bill for $3600 for collection that I didn't even realized I owed. I just got off the phone with Chris at Starwood and I will pay that off so as not to reflect negatively on our credit report but I still have the problem of the two units which continue to be a drain each year. Starwood made it clear that they will not take the units back even if I was willing to donate them back at no charge. I guess for now I am just stuck with them and the drama goes on. I would, however, really like to see something done about TNM and their illegal practices. Bob Vanzant, bobgv@aol.com

Hi please add me to this list, I paid their fee and they did not transfer the timeshare, so when I received the bill for the next maintenance fee i contacted them again and was assured that everything was in order. Now it has been turned over for collection. Dan

I worked for Timeshare Freedom from March 2006 to April 2008. The same person owned TSF and Time No More. I never wanted to be part of anything that was a scam. My job was just preparing transfer documents once your properties were sold on Ebay. However, the man selling the properties accepted monies from the buyers for maintenance fees and usually did not pay them. Eventually he cleaned out a Paypal account holding these funds and took off. Please let me know how I can help.

I just sent a message to ronaldn30. I use to work for Timeshare Freedom. DO NOT PAY ANYTHING!!! You can get a copy of the recorded deed transferring the property out of your name and send it to the resort. If you can tell me which resort and possibly your name I can find the deed and help you get this straightened out once and for all. I never meant to be part of this horrible scam. My job was to prepare transfer documents. I had heard that these companies, Timeshare Freedom & Time No More, went out of business and I was curious as to what happened. I haven't worked there since 04/08. So i found this. I am so sorry this happened to all of you and I would be more than happy to help in any way I can.

If I was you and the week was still in my name at the resort, then I would get in touch with the county registrar of deeds, since you say they have the transfer paperwork but no fee was paid, then I would pay the fee myself to get the week out of my name.

The term "transfer fee" in the timeshare world generally refers to the fee which is required by some (...but not all) resorts to initiate making a change in their internal ownership records. A resort will only seek or process this transfer fee (usually paid by the new owner) AFTER a deed has been officially recorded and AFTER the resort has been provided with a copy of the new officially recorded deed.
The term "recording fee", on the other hand, refers to the fee which is charged by a governmental entity (County, more often than not) to officially record a new deed, assigning a book and page and instrument number to the new deed in the process of doing so.
It is not clear to me from your quoted post whether or not you maybe actually mean RECORDING fee when you referred to "transfer fee"???
I hope that you are not in the following situation, which is the real danger and risk with some Post Card Companies. They sometimes never actually place title in their own name with a new deed at all. Instead, they operate under a "Power of Attorney" from the current owner, which authorizes the PCC to TRY to sell the timeshare on behalf of the owner. However, if the PCC fails to "unload" the timeshare in such PoA instances, the current owner REMAINS the owner and the PCC is off the hook (...but still with you money in their pockets). I sincerely HOPE that this is not YOUR situation because if so, YOU are still the legal owner, DESPITE having paid money to the PCC. I hope that it's instead simply a matter of a recording fee not having accompanied a proper new deed; a County is not going to record the deed until they have their recording fee. Or, if it really is just a matter of a transfer fee being paid and a new deed HAS already been properly recorded, then the simple solution is to just provide a copy of the new recorded deed to the resort and pay the transfer fee (which is usually less than $100).

nicoleh My name is Wayne Pace and I have been dealing with this situation since December 2008 in efforts of having TimeShare freedom record the deed that shows they are the new owners. Can you lend assistance on this matter? I have sent information to Miriam Collins and talked with her last month to find out the status of my case and the only thing she could tell me is that our file is under investigation and once they know something, will be notified.--Wayne

Just to let everyone know what has happened to my wife and myself about our deed. TNM made out a new DEED and sent it to the proper county recorder, however, there was not an APN # on the Deed so the resort will not recognize the deed even though it has been recorded. TNM and Time Share Freedom both were contacted about the mistake, they said they would make out a new Deed and send it to the recorders office which was never done. This also could be some of the problems the rest of you are having.
