Successful Resales & Rental Feedback Wanted
I agree -- these days you must research any and all unfamiliar/ major purchases and the information is so easily available. What is also sad here is that folks will generally only come here with problems. If there has ever been a successful transaction with these scam artists, we probably won't know about it. But all of us who have even glanced at this site truly know the risks (or inevitable) of prepaid fees.

Has anyone really had success selling their timeshare? I am learning, the hard way, how to use the system. I have figured out how to bank our week and then rent it to someone. You can actually make money on the deal, if you play your cards right. I just get tired of doing that. It is however, one way to get the maintenance fees paid. We just don' have the time off to be able to use the resorts that are availabile. I am thankful our unit is paid for. It is beautiful and so nice, once you get there. Just wondering what everyone else thinks about this and if anyone out there, truly has had luck selling theirs. Just curious. Thanks, Reene

It's against RCI and II rules to rent or sell a deposited or exchanged week ..... if they find out you're doing this they will shut down your account.

I don't think she mentioned RCI -- hopefully she is not beholden to them. I'm not, thank goodness. I've had great luck renting my Maui timeshare through RedWeek and it more than covers the HOA (huge) -- Marriott treats my tenants with concierge service. So what's with RCI??

You can do whatever you want as long as you are a current member with II. You make a deal with whomever. You get the person a guest certificate, which you pay for. I deal with II and they put the week in whomever is using the week. You can rent it for whatever you want. As long as you have a deposited week and you pay the fees, II could care less who uses it. Everyone we have done that with, has never had a problem and has always been treated like royalty. It's worked great. It's not against the rules, II actually explained the entire process to me. It might be against the rules to rent it and not pay for a guest certificate, you only need to include the fees in your asking price. Hope this clears it up. Reene

Dear Redweek, I have successfully rented my Costa Linda resort timeshare week for years that we are not using our timeshare. It has been quite easy and have found redweek to be my best option when renting my timeshares. Thank you! Owner of both Sanibel Island and Aruba Spring Timeshare Weeks

Not so, you just haven't been caught yet.
Under II Exchange Procedures and Priorities (16):
"A vacation week may not be rented, exchanged or given to a third party once it has been deposited with the Exchange Program."
Guest certificates are for family and friends only and cannot be used for commercial purposes or to make a profit of any kind even for maintenance fee reimbursement. If you get caught your membership can be suspended.

This is very interesting information. The place we were given the information was from II peresonally. That's very interesting to me. I will have to contact II to be certain this information is accuarate. I have no reason to doubt you, however, when the organization I am dealing with tells me what to do, I assume it's correct. I will contact them and once the confirm what you are stating, I will then have to inform II officials their employees are giving out incorrect information. Thank you for your post, the last thing I want to do is break the rules. One more reason for me to be even more upset with this entire "vacation" scam. All the best.

That section 16 of II's rules jayjay referred to appears to address double dipping (can't deposit and use in addition to the deposit), it doesn't appear this section 16 addresses renting a deposited unit.
After all, if the text says "A vacation week may not be ..., exchanged or given to a third party once it has been deposited with the Exchange Program." and the part I left out about renting truly meant renting a deposited unit was not allowed, then exchanging a deposited unit is also not allowed - which is clearly the reason to deposit the unit. And if you can't give it to a third party once deposited then there would be no use for guest certificates. So section 16 must only pertain to preventing a member from depositing the unit and then separately/additionally using the same unit outside II as well.

I'm probably the only person who had success selling units thru a scam company, and it was a one time event for me out of hundreds of calls and maybe a dozen contacts I reviewed.
Redweek has generated leads for me but the vast majority of customers are not willing to rent right now at a fair price relative to the cost of maintenance nor anywhere near a fair price relative to direct rentals. I get better rental rates at Sell My Timeshare Now and you can choose between a one year listing and a never ending listing (assumes you list the property for sale as well as for rent), but their add rates are a lot higher. In this market the higher rates can at times nullify the higher rents, so my perpetual listings are paying off over multiple years but I've been reluctant to pay for additional adds. I haven't been willing to use VRBO but rental rates listed there are markedly higher than those on Redweek. People say they get their units rented. I just haven't been willing to spend the money, it's high like SMTN.
I've used auctions and free listing sites which have been hit and miss. I prefer to pay for a listing after securing a customer at a fair price, but that is not a common advertising model and in this market getting a fair price is difficult.

Once a deposit has been made then II OWNS that deposit. There's no legal way anyone could use the deposited week in any other fashion but to trade it since II deposits cannot legally be sold.

Our first timeshare purchases were for Pueblo Bonito Los Cabo and after a few years of uncontrolled maintenance fees we decided to sell. Century 21 took our $$ and then we later found Redweek. We rented a few times and deposited in RCI too. We sold both on Redweek when the large 2 BD and Penthouse did not suit our grown up family that wanted their own space or to not travel with us. We later bought a Sheraton and Westin and they both have great trading power and we have rented them both at a profit. This last year has been a bit slim though. We have a 2BD Pueblo Bonito Sunset Beach (odd year) we use personally.
We have listed our son's Escondido property too and had hits but it was late to the marketplace. We haven't given up hope on it.
Redweek is great. And my sister even bought a studio at Pueblo Bonito Sunset Beach in odd years to compliment our week and got a great deal. I wished we had gotten it after market too.

I have a timeshare in Atlantic City, NJ Fantasy Resorts. We don't get to use anymore and would like to sell it.
Meantime we put in to use our week for an exchange and got Marriots Grand Ocean REsort in Hilton Head. I got a call from them today telling me we will not have an ocean view, we will be on the interior side. What can I do? Never been there before and would like to enjoy a nice ocean view on our anniversary. All the money spent with owning a timeshare and you still cannot get what you ask for. I was told owners do not exchange their ocean front timeshare in hilton head, south carolina.
