Per the owner: The unit is larger than a standard deluxe villa. It is located on the top floor, which allows better views of the grounds, pool, and ocean. Plus, it is much quieter as no one is above the unit making noise.

Per the owner:
We loved the fact that there is a full service spa, fitness center, laundry center, dive shop (for snorkel gear, pool toy rental etc at no charge), and a small full service grocery store on premises. There are several restaurants in the resort, from casual daytime poolside dining to more upscale restaurants and a buffet that changes themes every night. They also offer room service from the Palapa restaurant. On select nights, there are "pop-up" restaurants for teppanyaki and sushi. It is a very family friendly resort with designated activities for the kids (Kids Club) on the premises. There are some "owners only" events scheduled such as an "owners lunch" one day, and an owners lounge. The fact that All Inclusive is an option for owners is nice as we do not spend all of out time at the resort, some people do but we like to sightsee and snorkel outside of the resort.
The location is great, 30-45+ minutes to the Cancun airport (lots of transportation shuttles to choose from including Thomas More, competitively priced), close to golf, a 5 minute shuttle ride to Playa del Carmen (the shuttle is free and runs on a regular posted schedule to and from 5th Avenue in Playa del Carmen). Playa del Carmen has many restaurants and lots of shopping. It is a short walk or taxi ride from 5th Avenue in Playa del Carmen to the ferry terminal. From there it is a 30 minute ferry ride to Cozumel. Thomas More Travel is located in the lobby and can arrange a wide variety of tours and activities in the area as well as Tulum, Cancun, Merida, many of the ruins including Chitzen Itza. They are priced competitively and usually will pick up and return to the resort.
The units are spacious, and both lock offs have lovely terraces with an ocean and grounds view. Penthouse units are slightly larger and quieter than standard villas as you are on the top floor. The full kitchen with dishwasher and full sized refrigerator is great if you like to prepare meals in the units. The units are nicely decorated and have ample storage.There is a lovely private covered jetted tub on the terrace of the master bedroom as well as a large dining table for outdoor dining on the terrace.
The staff is very professional, friendly, and helpful. The resort and lovely grounds are always clean and well maintained.
These weeks usually fall around Spring and Easter Break. We have had good success renting them over the years. The lock offs can be rented separately. This is an odd year usage, fees are only paid the year of usage, so fees are only paid every other year.
The weeks are back to back so you can stay in a penthouse suite for two weeks, every other year, without moving units. It is very convenient. If you are not using the entire villa for both weeks, the lock off can be rented while you are in the main villa. Helps to offset the cost a little.
This is a deeded timeshare as opposed to points. It is much easier to trade a deeded timeshare than trying to book an available unit with points. Many resorts are trying to sell points now and get away from deeded units. A deeded unit will have more power than points, and the purchase of these weeks is backed with a deed that will transfer. The price we are asking is about half what we paid for each unit from the developer. It is a very good price for a nice vacation every other year.
