The Edgewater resort is a great place for a family! Indoor and outdoor pool and hot tub. Beach and ocean are awesome. The resort offers free activities for children daily. Yoga for adults in morning. Putting green. Huge lawn for games of touch football or any outdoor activity. Perfect spot on the Cape!!

The Edgewater Beach Resort is a fully updated property steps from the beach. It's located mid cape with lots to do for the whole family. The staff is so friendly and helpful. Best views ocean view with sunrise and sunsets.

This is a beautiful ocean front resort with private beach on Highly sought after Cape Cod. It also has a beautiful pool and putting green area. Restaurants that are walking distance and many fun filled activities for summer days. Great place to Relax and Enjoy

This is one of the best times of the year to go. No crowds or traffic if you can pull yourself away from the on site beach and indoor/outdoor pool.

We went in August, during 1st covid round. The kids activities have been canceled, the pool was open, as was the beach . People coming from “red” states had to verify they had a recent negative Covid test.

The bathroom in our unit had been renovated, new hardwood floors, new paint. They were waiting for new kitchen & bathroom countertops to come in.

As usual, the staff were very friendly., access to the main office was limited to one party at a time. Masks required when in public areas. Social distancing was observed.

The units were throughly cleaned and sanitized. The staff would only enter your unit if you were not there, or you waited outside. Unfortunately, you had to make your bed every day.

The resort is so relaxing. It’s a very laid-back resort. Perfect location to any and everything. We drove around to see the sights , but didn’t want to take the chance to go anywhere. Most restaurants had pick up available.

The resort is DATED, it is located on the beach in Dennisport- which is nice, however in the middle of Summer season, there were issues with a Septic Smell all week. The resort next door had their Septic Tanks pumped but that did not fix it. It appears to be an issue with the Edgewater. The Resort's Hot Tub had to be shut down because the hot tub - temperature was 114 degrees- they tried to put the garden hose in the tub. When asked mid week, for a few extra pillows (the resort was not at occupancy- their were vacancies advertised) the front desk staff insisted they did not have any extra pillows. Cleanliness does not seem to be a priority, and the staff are never friendly! They do not even great guests with a simple "Hello". One day while out at the pic nic table we came back to find our unit open and 3 people walking around inside. They were measuring- the bedroom door to the outside walk-way was left was wide open with our possessions exposed and the staff was on the sunporch- when I asked what was going on, as I got a drink out of the fridge, they said- "Measuring." No warning that this group was coming etc. What about security or i someone was trying to take a nap on a vacation.

It's a great couples and family resort with its own private beach. Excellent mid-Cape location. 2 pools. Fitness Center. Barbacue and grills. Horseshoes. Putting green. Lots to do onsite! In the immediate area, various kinds of boating, restaurants of all types, entertainment such as listening to jazz, fun shopping. Easy access to other parts of the Cape with yet more to see and do. The resort is friendly, well run, very clean, laid back and and tranquil.

All in all, it's a great place to own a timeshare or trade in for a week or more.

Improvements are made every year. In 2014 all the Studio units were completely redone - new furniture and decor, new decks.

Own two weeks in September, best time of year with no crowds, no horseflies, no traffic, rides to Chatam, Hyannis and Providencetown are easy. Not to many oceanfront timeshares in New England. You get it all here. The new management team is doing a great job.

As of 2013 ... the board, manager and staff have redone The Edgewater into an award winning resort!!! Definitely A+++10+++. Frontage on the Ocean and proximity to the beach is what matters on The Cape. As a former Dennisport cottage owner, I can say that fractional ownership at the Edgewater is a much better hassle free situation......now I have the time to enjoy life. The first week I bought here was very relaxing, so much so I purchased two more weeks for a total of 3. Things can only get better here.

I saw the renovated units in the South Building and bought another week for a total of four....two weeks in the Spring and two in the Fall.

We have been staying at the Edgewater Beach Resort for years. We love the location and the private beach. The staff has been great, and there is always plenty of activities for the kids. When the kids get tired of the ocean and sand, they love to play in the pool. There are lots of great restaurants in the area, and it's so nice to have the kitchen and eating area, and we usually eat in (or out on the patio) for breakfast and lunch. The new board of directors, who are all owners, have done a tremendous job of keeping everything in order. We look forward to our week at the Edgwater all year long!

We live on the Cape and purchased our unit for the year round access to the pool and beach. I went numerous times this past Summer and it was wonderful. Always a chaise lounge on the beach, excellent size waves for lounging on my float (with tropical drink in hand). After being on the beach the pool was perfect for a refreshing dip and outdoor shower. Many nights we would BBQ by the beach, brand new full size grills have been added on grass overlooking the beach. The staff at the front desk was always friendly and helpful. The resort is under new managment and it shows!!

I stay at this resort the week of 8/15-8/22 and had a great time. I would give this resort a 5 stars if they add a laundry room; clean the beach and provide beach chairs on the beach. The beach is covered with shells and seaweed. We got around this issue by going to the beach when it is low tide so we can sit on a sandy beach. What we like about this resort is that the maids change towels daily. They do some cleaning but not throughout... There is no one try to sell me anything the entire time we stayed there. There is daily activities for the kids but my 1 year old is too young to participate. Love the jacuzzi on the deck. The indoor and outdoor pool is for people who can swim. They are too small for me but too big for my 1 year old. I wish they have a kiddy pool. Hate the fact that the check-in time is 4 pm and check-out time is 10 am. There is NO restaurant on the premise. There is a new restaurant right across the street though.

Stayed with friends and thought the one bedroom was smaller than many of the resorts on the Cape. The first unit smelled musty so we moved. The balcony had great views and a hot tub from the second floor. There were problems with the hot tub so we moved AGAIN to a different room. Luckily there were rooms available. I wonder if people don't come back because there were lots of rooms available. It looks like they are having many maintenance issues. We do love the location!Beautiful layout and private beach. I will rate it 4 stars but this could easily be a 5 star if things were being kept up better. Rumor has it that it is under new management.

The Edgewater is by far the nicest property on Cape Cod. The private beach alone makes it worth owning here. The housekeeping is imaculate and you cannot find a spot on the proerty where the ocean isn't in view.

The condos have very nice decor with enough amenities to make it for a week or 2.

Our family owns several weeks and we are looking for more.

We purchased our timeshare at the Edgewater in 2004 and we are so glad that we did! We used it for the first time in 2005. We had a wonderful and relaxing vacation while staying there. It is without a doubt located on one of the nicest private beaches we have ever seen on the Cape.(Our family has been vacationing in the Dennis area for over 50 years.) Although, our unit needs a few revisions (which was promised by the management to be completed by the 2006 season)everything was really great. The staff was wonderful and the housekeeping staff was superb! The only minor issue was, we felt that the swimming pool needed a bit more attention regarding the proper application of chemicals, etc. Other than that everything was truly wonderful. In fact, we have reserved another unit for family members and friends to enjoy with us this year. We are really looking forward to our vacations at The Edgewater year after year!

Our 5th exchange to Cape Cod and by far the best. This is the only true beachfront resort on the Cape.

Finally didn't have to pack up the family every day and cart them to the beach.

The fireplace (gas) made the unit cozy and the hot tub on the balcony with water views in all directions was spectacular.

Highly recommended - Bought a week last year Added an extra week this year. Beautifully furnished - love the firepolace and your own hot tub. The beach is the best and the fishing is great.

What a place! The rooms are absolutely beautiful and clean. The bathroom is large with 2 sinks. Hot tub and fireplace makes this a beautiful relaxing place to be. Great place for kids, lots of room to play and run around. The private beach is just steps beyond your room. If you don't want to swim in the ocean, there's an indoor/outdoor pool to swim in. The view, absolutely gorgeous! We enjoy the Edgewater winter, summer, spring and fall. Have visited during every season.

I highly recommend this resort! Can't wait till our next visit.
