    fantastic location with tons of things to do nearby! Beautiful surroundings; ocean, golf , tennis, shopping, amusements parks, great restaurants, everything you could ask for and more! Beautiful resort and grounds and accomodations! if you like to watch sunsets from your resorts, this is a great place to enjoy that too.

    Absolutely beautiful resort. The availability of activities in the area is a big selling feature. Wish I had brought our bikes on this trip, the biking trails are awesome. The marketplace needs an upgrade, its small and doesn't offer a lot, however, we found ourselves right at home shopping at the Trader Joe's right up the road. The unit we were in was not updated either, it was showing a lot of wear, however we were told upgrades already happened in the units higer up and the lower units closer to the PCH were upcoming. This is THE PERFECT vacation spot for families. We will definatley be returning as soon as we can!!

    My family and I stayed at this resort for spring break April 16-23 the facilities are nice but the are lacking a better costumer service there are no restaurant on site except for the grill by the pool, and since I was renting for the whole week I didn't get any type of cleaning services in our unit apparently if you want them to clean it's extra. Beds were not comfortable and you can hear everything your neighbors above you do! resort is nice but I feel that is totally overprice m sandoval

    I generally stick to Marriott properties for their consistently well kept resorts. This resort was one of the best with the most beautiful grounds. A pleasure just to take a walk to the pool, spelling fresh rosemary and fragrant flowers and shrubs planted along the walkways. A truly beautiful resort. A spectacular view from our villa, spacious and luxurious accommodations. The resort is not on the beach, you need a car or take the Marriott shuttle. The resort is spread out , but there is a shuttle to take you from the spa or main pool to your villa. There are smaller pools scattered so we had a pool close to the villa, but an option for the main pool where there is music, grill and bar etc. Its close to Laguna beach which our teens wanted to visit. Great to have a washer dryer after a day at the beach. A few coastal towns nearby for shopping and meals, a large mall nearby if you must shop. Trip to Hollywood was about an hour, depending on traffic. We traveled in August taking a trip down the coast and ending with a week at Newport Beach. It turned out to be a great plan.

    Beautiful resort! You can walk to the beach and see awesome sunsets. Close to Anaheim (Disneyland), Balboa Island and Catalina Island. And Laguna Beach is right next door! The best that Southern California has to offer!

    The staff was exceptional. During our stay in 2009, we requested a change to a newer building with a better view and we were wonderfully accomodated.

    Marriott is always our preferred place to stay because of the helpful and friendly staff as well as the amenities, and Newport Coast Villas is no exception.

    Can't wait to return!

    Beautiful property but the beds are awful. Expect a backache for about a week after your visit. Also, their housekeeping is not very sanitary. Last two times that we went the counters were not wiped down (water marks and crumbs), dirt and fingernail clippings! in the carpet and food crumbs on the floor. Make sure that you request that you unit be cleaned before you check in. They always tell you that it was already cleaned, but we know from experience that they don't do a good job of cleaning. How can they with almost 1000 units?

    Magnificent resort in a wonderful area. Orange County is "Lifestyles of the Rich and Famous" and I saw more Bentleys in one week than I have in my previous 61 years! Went with my wife, daughter, son-in-law and their 21 month old twins.

    Asked for the couch to be removed in the extra bedroom and for two cribs to be placed. All was set up and ready when we checked in. Also asked to be as close to the pool as possible. We were in building 3700, right next to the office and pools. No view but the location was perfect for us.

    The only down side was the totally bad experience with two concierges. Once we told them we had no interest in attending the Owner's Update, they showed total lack of interest in helping us in any way. It was truly mind-boggling and actually offensive - the only thing that marred a perfect vacation. What a shame.

    We just spent 1 week in June at this resort. it has been recommended by friends so we decided to try it. We stayed in building 4200 and had an ocean view second floor unit ( asked for upper floor based on previous reviews posted). The unit was very large for just the 4 of us (2 adults and 2 children ages 2 and 4). Plenty of things to do between nearby beaches and all the other activities at the resort (pool, crafts, play areas). We were planning to visit Legoland and Seaworld but had so much fun at the resort that we stayed local. We live in San Francisco area and go south at least once a year. Overall a great experience and we will definitely go back. A few things that I would like to point out: the beach is not really in walking distance from the resort when you have very young children. We did the trip on our first day and it was long (we have a double stroller); on the way back it took us 1h (also had to carry my 2 years old in my arms). The road to beach is very steep in the state park, so need to be carefull. If you do it though, the kids will ahve a blast chassing the waves, tidepool and blue crabs. We decided to drive to Corona del Mar beach and we had a great time. If you stay on the balcony or open the windows you will hear noise from Hwy1 but not with door/windows close. Finally, having on-site pizza is very convenient and we took advantage, but the quality of the pizza was low and will order from local places next time.

    The resort is suppose to be pet free but I saw my next door neighbor walking a dog and bringing inside their villa. I reported to the front desk and they said they will tell whoever is in charge and up until we were on our way home after 4 days that we got a call from the asset protection. Poor Customer service. No pets should mean no pets. We were there mid December '07 and it is suppose to be light season so no excuse for paying attention to customers complaint.

    We have stayed at Newport Coast twice (Sept 06 and June 07). We had a great time each vist and are looking to go back this summer and are even considering purchasing a week so we can go back every year.

    This is a great location, we have done day trips to Sea World and Disney and of course in to Laguna Beach! Both times we went were kind of off season and the resort was pretty quiet. Our next trip will be in the summer months to take better advantage of the weather. If you don't have school age kids, a great time to visit is after labor day, as most kids are back in school and the resort is less crowded but the weather is still great.

    We are staying at the villas as we are writing this review - we have two weeks here from December 21 to January 3 (we got the first week as an Interval International exchange and rented the second week from an owner at a great last minute price).

    I will summarize the good and the bad. First, there were differences between the two units - the first week we had an older unit (unit #2813), first floor, with parking lot view, no flat screen TVs, some outdated furnishings, etc. Unless you are an owner and you book 12-13 months in advance, it is hard to get a view. In the first unit we had no cell phone reception, and we do have two cells - one with Nextel and the other is T-Mobile; we had to walk on the patio or out on the parking lot to catch a few lines of signal and be able to talk - and it costs $6.99 a minute for domestic calls if you want to use the landline phone in the room! The second week we were able to get a second floor unit in room 4326, with a nice ocean view - and you can tell the difference - this unit has flat screen TVs, newer furnitures, fixtures, everything is better. We were told they could give us a better view/unit because the owner did book six months in advance the unit. I believe that the lower number buildings (the one and two thousands) are older and the higher you go in numbers, the newer the units are.

    On the good side: nice size apartments, with all amenities you will need, nice location in Newport Beach up on the hills by Pacific Highway, although still far the beach; within driving distance from restaurants, Fashion Island Mall, etc, but you do need a car, distances are huge; there is a shuttle that you can book for a free ride to Fashion Island Mall, and they even took us to the airport (Santa Ana) to pick up our rental car (we did tip the driver generously); nice landscaping on the property, with a luxury feel to the apartments; as long as you get a view, there are beautiful sunsets. We did not use the pool since it is December/January, but it seemed nice. The apartment has dishwasher detergent packets, a sponge for washing dishes, and dishwasher soap for dishes; only sufficient detergent for one load of laundry so you may want to get some extra if you wash more than one load; kitchen has towels, paper towels; also salt and pepper packets are available in the unit. Otherwise all cuttlery, pots and pans that you will need are there. The appliances are not too new and not too old - they are ok.

    On the bad side: unit walls/ceilings are not at all well isolated, I can hear all the neighbours walking upstairs, when doors are closed the floors are shaking, I can hear the water from the next door unit running in the morning; the internet connection is slower than average (it is free however); again domestic calls are $6.99 a minute and if you plan to use your cell, check that your connection works in the unit especially if you get a first floor in building 2800 where we stayed. Also, there is something about the whole place that makes me feel like I am renting a decent more upscale apartment rather than being at a resort on vacation. Because the buildings are spread out, with parking lots in between and drivable roads, it all feels less like a resort or vacation experience and more like you are staying in a nice apartment complex. Also the beach is a good distance down the hill, we did not venture walking, but the distance, even when you do have a view, ruins that "oceanview" feel. Safe is too small to fit a laptop which we found really annoying.

    There is only one parking spot per apartment available in front of your apartment, you can get a second spot in the parking garage if you need to, but it may be good walking distance from the garage to the unit.

    This depends on your taste, but we like hard beds and these are on the soft side.

    Overall, I would only stay here if I needed the extra space and the price was great (like a last minute rental or exchange), or perhaps stay here in the summer when you can use the pool facilities. Otherwise it's a long way to the beach, you need to drive, find parking, etc.

    We just returned from a weekend stay - not many people know that it is possible to book a room here as you would with any other hotel.

    It's a great location, with a terrific view. This is one of the nicest spots in Orange County. If you're looking to cook meals in the room, or to use the barbecues, it's great for saving a little money. There is an upscale supermarket just up Newport Coast Drive, within 5 minutes of the resort. Another specialty supermarket is down Pacific Coast Highway.

    We liked the pool area, the availability of an adult-only pool/spa, as well as nice facilities for kiddies. It looks like adults and families can find attractions at this location. The snack bar at the pool is handy, and there is a well-stocked convenience store in the main building.

    We'd go back anytime - we live only an hour-and-a-half away, but it's one of our favorite vacation destinations.

    We've stayed at Marriott's Newport Coast villas since 2004, when we exchanged to stay there. We bought immediately, and added another week last year. We just finished our fourth summer at Newport Coast, and we have very few complaints. Although the number of guests has definitely increased, and the main pool is more crowded during the peak hours of the day, there are many other options that make this a premier vacation experience. We hung out at the secondary "Oasis Pool" this visit, and it was very quiet and pleasant. They will be opening a third pool next season. Views from the villas are spectacular, and nothing beats morning coffee or evening cocktails overlooking a Pacific Ocean vista. Crystal Cove State Park (beach) is just at the bottom of the hill, and Laguna, Dana Point and Newport Beach are a short drive away. You won't regret staying at Newport Coast Villas!!

Resort is coveniently located within walking distance to Newport Beach, minutes from Laguna Beach....Very nice place to stroll and enjoy the scenery. Minutes from Fashion Island Mall, and one of the largest mall in Southern California- South Coast Plaza. Great restaurants all around us. Only 22 miles from Disneyland...we go to disney land every year. We love this resort!!!! A++++++ all the way.

    We have stayed here twice now and will be going back this coming september. Its great if you have a family with kids. Everytime we went it was during the of peak season, so it was never crowded. A great time to go is right after Labor Day weekend cause its still warm and all the kids are going back to school. My kids are still very young (ages 3 and 1.5) so we didn't have to worry about school.

    The swimming pools are great. The also have a nice kids club with lots to do. On site putting green, sand box, and basketball court. Small mini-mart on site and free internet access. Great koi ponds which our kids loved.

    I wish it were right on the beach. Its a short drive aways. You can take a shuttle from the resort to the beach. We usually drove everywhere.

    The rooms are very nice, clean, and well furnished. Very spacious 2 BR villa with full kitchen. Location is also good. We drove to Disneyland, San Diego, Sea World from this place. Lots of good local restaurants. Wish the resort had an on-site restaurant.

    Overall a great place to stay for families with young kids. I highly recommend it.
