We just got back from Newport Coast on Feb. 1st. We had not been to the resort since we purchased it about five years ago. The resort has grown considerably and we were more impressed with it this year. They have added another exercise facility, tennis courts and a new swimming pool. The front desk service was excellent and the phone now has an "at your service" button and all of our requests were handled promptly. The free wireless internet service was also a plus that has been added since our last visit. Parking was ample, even though the property was full. They now have a van that takes residents to the Fashion Center mall and Laguna Beach and upon request will take you to other areas for free. I called the front desk to get directions to the airport and the van driver was not busy so he offered to take me. There was no charge for this service. Of course, I felt a tip was in order. This is a first class resort!

Just got back form Newport Beach Villa's.I have been there previously and love the property and the location but... ---It is lacking the attention to small details in regard to cleanliness and upkeep that you expect from Marriott. ---Their exercise center is way too small (low ceiling,no room) It was missing a t.v. (they should have at least 2!) and the spot where it was supposed to be was beat up and in need of paint! ---Garbage was piled up in the morning outside everyone's door because unlike some other Marriott's I have been to there is no where to throw it. (The trash rooms were locked!) Not exactly what you want to see on the way to the pool in the morning! ---a lot of area's seemed to need paint or minor repairs or cleaning. Granted -small issues right now but could get alot worse.

I would really give this place about 4.5 stars...however, the only place I might prefer is in Carmel. Other than that this is the NICEST property we've seen! We do not have kids with us, but we did travel with grown family/relatives. It was super and we found plenty to do: San Juan Capistrano mission, Cove Point State Park, Laguna Beach & Catalina Island, Getty Museum in LA; Duffy boats, plenty of shopping & restaurants in the area (if you like to eat out some). We liked it enough to re-sell another property and even add on so we could come here...it's lovely if only to relax (although that doesn't sound as likely in summer, when parking may be difficult too). We look forward to returning. Fabulous views (if you can get one)!

P.S. Weak 'free' Wi-Fi drove me crazee (even with provided booster), so try not to stay on bottom floors if needed.

We stayed the first week of August 2007. Very clean with lots of anemties a real first class experience. We had teenagers son (18) and a daughter (15) who weren't really into the pool so we drove to Huntington Beach a couple of times and rented Boogie boards there. They run shuttles to Crystal cove beach but that is more of a tourist area in my opinion and no rentals of equipment there and there was seaweed on the seashore.

Of course Newport Beach is close to Disneyland (about 30 minutes I think) and reasonable close to Universal studio (about an 1:15), though the LA traffic makes that more problematic. The toll roads made me crazy so have alot of quarters.

Units were very nice but the layout of the 2nd bedroom is awkward as you really have to close up the sofabed in that room to be able to move around at all.

There were 45 million people at the pool and that would have got to me if they didn't have an adult pool to go to. So adults, enjoy the adult pool and hot tub.

Second stay for us.... We love it! We'll be back soon. With two teenage boys this is by far my favorite place to stay. The units are very spacious, ours was clean.. no complaints. The second room large enough for my oldest son to bring along a friend next time with plenty of room and privacy for them. The boys liked the arcade and the pool.

One of the best parts about this property is that nobody bothered us to view timeshare info. If we wanted to learn more we knew where to go. I love that. There is nothing worse than going on vacation and being stalked by employees on commission selling timeshares. (Cancun was a nightmare!) I appreciated this tremendously.

Leave the resort, north or south & there is a ton to see. Laguna & CDM 5-10 minutes or less and Newport a short 15. Our focus was Huntington Beach, a 1/2 hour in traffic...still worth it.

My only advice, bring a roll of quarters for the toll roads, you'll find yourself on one before you know it wishing you had.

Resort if beautiful. But if you buy, it's almost impossible to get in during summer vacation. their solution to the problem? Buy another week.

they could use a few more swimming pools for the size of the resort. Despite the crowding at the pools, they are still building! Snack bar had limited hours. A few of us wanted to have a glass of wine and overlook the sunsetting over the Pacific. No such animal around. Bring your own bottle after snack bar hours.

Stayed week of June 23. The buildings and its landscape are beautiful. The service from check in to check out was not great. I also thought Marriott really over built the place. It felt like an upscale, over crowded college dorm. The pool's temp. was warm, but VERY crowded!! It was very difficult to find parking near our villa, again, way over built the place. Not nearly enough BBQ Grills for the heavily populated Villas. The villas itself was pretty nice, I thought the 2nd bedroom was VERY small. With the sofa bed out, you can't even walk to the closet. Watch out. The location is not bad, near Laguna Beach, and a beautiful outdoor mall, Fashion Island. You must have a car to get around! I just don't know about staying here for the entire week. PS. They are still building a lot more villas!!!

    Great location. BUT....

Masterbed was dirty, pillowcase dirty and rocks in the bed? Asked for a change and to exchange the towels, but they only did the bed. Toilet kept clogging. Called and they said that is why there is a plunger in the room. The batterey in the smoke alarm went off at 1:30am. Called and they sent someone over, but no follow up, like a sorry. Check out time is 10am. When we were traying to leave, the maids knocked on our door at 9:45 wanting to clean our rooms. We said we would be out very soon, they just rolled their eyes.

Our room was on the ground floor near the snack shack. Very noisey at 7am. the supply truck backs in so there is a loud beeping as the truck backs. Also the workers like to listen to their music at 7am loudly while in the truck. I did not want to hear the music!

Beautiful resort and location. The poor construction is its downfall. We had a second floor unit. The stampeeeed above us was a daily and nightly occurance dispite repeated calls to the front desk. Put a real damper on our 12th Anniversary. Get a top floor and the rating goes to a four.

We stayed 2 weeks -- and it was awesome. Great resort, activities for all ages, close to a lot of great & fun things, and we loved that all rooms are 2 bedrooms. We had a corner unit - ocean view: and it was great to see the ocean all the time!

The new units (under construction) will even have a better view than the units available now!

I usually look for things wrong with a resort, and couldn't find a thing wrong with this one! Don't pass this resort up!

Great resort and location, but our upstairs neighbors made a racket from Midnight to 2am each night (sounded like kids jumping off the beds). Repeated calls to the front desk and two visits to the upstairs neighbors - still took two sleepless nights (and days) to resolve. That could happen anywhere, but was dissapointed by the length of time to resolve.

This was our second stay and it was better this time than the first. Didn't see how that could be possible after the first, but it was. The Santa Anna winds blew out all the air to the west and we had beautiful view of Catilina Island and remarkable sunsets all week. The surrounding area if full of great attactions or you can just walk on the beach. We were there for Thanksgiving and the temps were in the 80's. We have scheduled next Thanksgiving at Newport Beach Villias again. Looks like it will be a family tradition!

One resturant you won't want to miss is Sopranio's. Call ahead and make a reservation as it is small, but the service is excellent and the food even better.

just got back from this villa (10/05)

Staff was super friendly. Beautiful location. This was not my 1st stay at a condo so I am a little picky

Master bedroom had a big tub but not a hottub or jacuzzi. 2nd bedroom had a queen bed and pull out couch. Normally I have had 2 queen beds and one pull out couch in the living area. The living area also had a pull out couch neither pull out would be described as comfortable.

Cell phones worked fine at the resort. Their is a dead zone down the road where all of our phones died and we have 3 different carriers (Cingular, T-Mobile, Nextel) Kind of far from Universal. Get ready for the toll road.

Find a Ralphs grocery store as the local grocery stores are super expensive.

Nice resort but I this was my first trip to California / Los Angeles / San Diego .. and will probably be my last . Florida is a much better way to go in every aspect unless you are star hunting in Hollywood.

Bldg 3500 top floor has great views (ocean view rooms are very limited) and is in excellent cond. Did not care for floor plan, but did like washer/dryer in room. If you would like to have food/beverage in room upon arrival coordinate w/local store on line and front desk for delivery. Great central location for Parks and San Diego. Did not find location remote and had no problem with cell coverage w/verizon. Highly recommend Capt Daves Dolphin Adventure and Orange County Fair Grounds (swap meet for new items)

We just spent a fabulous Memorial Day weekend at this resort. We rented it for a week and will be going back again this coming week. Unfortunately, we had to work a couple of our days during our rental week. :o( The resort is very nice and modern. The rooms have been recently remodeled so they look like new. After reading previous reviews I was concerned about cell phone reception. We have Verizon and were able to both send & receive calls w/ no problem. My teenage kids (16, 14, 12) loved the pools, ping pong, and arcade. We only had a partial ocean view, would be nice to have a full ocean view. As for being isolated, it's not really as previous reviews suggest. (I live in Southern California and am use to driving everywhere so I don't think a 5 to 15 minute drive is very far). There's an Albertson's grocery store just down the Pacific Coast Highway (a couple of miles). There are no restaurants on site but Newport Beach & Dana Point has some nice ones and they're not that far. My husband took me to the Charthouse in Newport and it was fantastic. The staff we dealt with at Marriott were pleasant and accommodating. Very nice resort, I don't think you'll be disappointed.

We just got back! great!! it is isolated, but still very convenient! great to stay somewhere with a equipped kitchen when you have young kids only thing i didn't like was that I didn't have any cell reception anywhere on the grounds,..which was annoying when i was trying to coordinate plans with family/friends since they could never call me. small concern, until you break down and use the hotel phone out of desperation ( at $5.65 per call!) oh, and i thought it was strange that such a large resort that was isolated didn't have a restuarant or even a bar onsite. they advertise a pool lounge, but that has very limited hours and that is really just a burger shack open during lunch hours....so unless you have food in your condo, you have to leave to get food
